Will Power Washing Restore a TPO Membrane's Reflectivity?

Yes. Power washing a TPO membrane in conjunction with 115 Cleaner can restore much, if not all, of its initial reflectivity.

Over time, dirt, dust, soot, grease and other debris build up on a roof’s surface. This reduces the reflectivity of a bright, white membrane like TPO. Cleaning removes the grime, helping maintain the roofing system’s energy efficiency and good looks.

Cleaning is a simple process.

  • Remove all debris and contaminants that may have accumulated on the roof surface.
  • Dampen the surface.
  • Apply 115 Cleaner with a roller or garden-type sprayer. Apply at a minimum rate of 0.25 to 0.5 gallon per 100 square feet – enough that the surface will remain wet for at least 15 minutes.
  • Improved results will be achieved if the 115 Cleaner is agitated with a soft bristle broom.
  • Do not allow the surface to dry.
  • Thoroughly power wash the surface until the rinse water is clean. A final clean water rinse is recommended. Extreme caution should be used to avoid tearing holes in the membrane with the pressure washer jet; avoid using excessive pressure and holding the wand too close to the roof surface.
  • Highly soiled or greasy surfaces may require additional applications of 115 Cleaner and scrubbing with a soft bristle broom before repeating the power washing process.
  • Clean tools, hoses and equipment with water immediately.

As always, safety should come first.

  • Observe all runoff precautions outlined in the product literature and required by local authorities.
  • Wear chemical splash goggles when working with 115 Cleaner. It is highly alkaline.
  • Wear sunglasses to protect eyes from the sun’s rays reflecting off the newly cleaned roof.
  • The wet roof surface will be slippery during the cleaning process, especially on the areas with 115 Cleaner. Take appropriate precautions to prevent slips and falls.

Cleaning with a power washer and 115 Cleaner is an easy way to restore a TPO membrane to its original bright white, helping maintain its reflectivity and its good looks.
